What is an EPC?

An Energy Performance Certificate (EPC) is a four or five page document that describes the use of energy in a property(home or a public building). The estimated running costs and overall score (known as ‘SAP’) are calculated from data about the property that is entered in a computer program. The program follows a strict process to ensure that the correct result is obtained – the sap score is based on the property characteristics but not its location. The score ranges from 0 to 100, the higher the number, the more efficient.

The running cost on the EPC is based on the location, property characteristics, averaged energy costs and assumptions about how the occupiers use energy. Note that the computer program does not include appliances in the calculations, only heating, hot water and lighting.
The report usually contains a series of recommendations of possible improvements to the property. These indicate the level of savings possible if they were installed.

Do I need an EPC?

EPCs are required whenever a for home is sold or rented out. However, the EPC can be upto 10 years old and still be valid. Public buildings have a different set of requirements.

Who can produce an EPC for me?

Only individuals who are properly experienced and knowledgeable about EPCs can produce them. The Scottish Government has appointed several organisations who can manage the production of EPCs, and Bacra is one of them. Individuals who pass the criteria join one of these schemes and use approved software to generate an EPC.

Where do I get one from?

How can I check an EPC?

When an EPC is produced, it is saved onto a national database – the EPC Register. You can check an EPC by entering the 16 digit number at the top right of the EPC into the EPC Register webpage to check it (below). Note that if the digit is all zeros, it is not a valid EPC. If you are unhappy with the EPC, the first thing to do is to take the matter up with the Assesor who did it; after this you can contact the organisation which produced the EPC. They all have complaints processes.
